One Herăstrău Office: 15 million-euro transaction for the newest office project


One United Properties bought Office1 building built by Conarg in Aviation area of Bucharest. The building name was changed to One Herăstrău Office and it has a leasable area of 7,500 sqm and a rental rate of 20% at present.

"We confirm the purchase of the office building. It has a value of 15 million euros and a rental rate of 20% at the moment. We estimate that by the end of the year we will reach a 100% occupancy rate",

Victor Căpitanu, One United Properties co-founder, confirmed for Ziarul Financiar.

The building was completed 6 months ago by Conrag and has other two important One United residential developments nearby: One Herăstrău Towers and Neo Herăstrău Park, located 200 meters away.

The company is thus enlarging its office portfolio with a project with high-growth potential: a complete occupancy rate within a year will increase the value of the building to 21-22 million euros.

One United is currently working on six construction sites - One Herăstrău Towers (at the intersection of Av. Şerbănescu and Nicolae Caramfil), which will be delivered this year, Neo Timpuri Noi - scheduled for Q1 2021, Neo Mamaia, which will be finished in Q3 2020, One Verdi Park, the mixed-use project on Barbu Văcărescu Street, and One Cotroceni Park, the largest urban regeneration project on the market.
